Accounting

Rental property accounting software for Indian landlords

Every payment, expense and deposit lands in a ledger attached to the property. Owner statements and profit-and-loss reports stop being a month-end reconstruction and become a view you can open.

  • Income and expenses by property and unit
  • GST invoices and TDS tracking
  • Owner statements and tax-ready reports

The books are rebuilt every month

Rent arrives in a bank account, expenses arrive as WhatsApp receipts, and once a month someone reconciles the two in a spreadsheet. Deposits get mixed with income, owner statements take a day, and the accountant receives a file rather than a record.

What Rentesy handles, in detail

Income and expenses against the right unit

Rent, fees and other income land against the unit that earned them. Repairs, property tax and society charges are recorded as expenses on the same property, so the P&L reflects what actually happened.

  • Rent and fee income by unit
  • Expenses recorded against the property
  • Profit and loss by property or portfolio

Bank reconciliation without the spreadsheet

Match collections and payments to the ledger as they clear. A payment that arrives without a reference stays visible as unmatched until it is resolved, so a quiet discrepancy does not turn into a month-end mystery.

  • Bank connections to leading Indian banks
  • Automatic matching against expected rent
  • Unmatched items kept visible until resolved

GST invoices and TDS tracking for commercial tenancies

Commercial tenants need a GST-compliant invoice, and many deduct TDS before paying. Rentesy generates the invoice with the tenant's GSTIN and records the deduction, so the tax trail is built while the rent is billed.

  • GST-ready invoices with tenant GSTIN
  • TDS deductions tracked per tenant

Security deposits kept separate from income

A deposit is a liability, not rent. Rentesy records it separately for each unit, tracks deductions at move-out and reflects the refund against the ledger, so the books do not overstate income.

  • Deposits recorded per unit
  • Deductions itemised at move-out
  • Refunds reflected in the ledger
